- Liverpool Alive will register tenant’s deposits with MyDeposits and account for these at the end of the tenancy in accordance with the rules of the Deposit Scheme
- All rents collected promptly from tenants and accounted for direct to the landlord’s bank account via BACS and a statement will be emailed or posted to the landlord
- Full reference check carried out on tenant & credit checks through Endlsleigh
- Arranging and supervising repairs and maintenance
- Administration of insurance claims when necessary subject to an additional charge which may be recoverable in the event of a successful claim
- Full detailed inventory of property including digital photography and full detailed check-out inspections
- Registering of start and end meter readings with utility companies
- First quarterly tenant inspection following new tenancy (additional inspections can be arranged for additional fees).
- Arranging and supervising between-tenancy maintenance, cleaning, if required and final preparation for each new tenancy
- Issuing Notices for Possession and arrears of rent

EPC’s
Energy Performance Certificates (or EPCs) are similar to the efficiency certificates you see on many domestic appliances, like fridges etc.
Landlords are now required by law to have an EPC in place for all new tenancies. It is the landlords responsibility to ensure the EPC is made available to all new prospective tenants. If you do not currenlty have one or it is due to expire, we can arrange one.
An Energy Performance Certificate rates a property based on its energy efficiency. However, the assessment doesn’t take into account how the home is used by the occupiers.
The Certificate rates a property on a scale from A to G. An A rating shows that the property is very efficient, which should mean lower fuel bills for the occupier (once again subject to how they use the home and how energy conscious they are). A rating of G is inefficient, meaning higher fuel bills. The Certificate will also show the property’s environmental impact by indicating its carbon-dioxide emissions.
